Cottage 7 is CIRS friendly, has comfy beds, and a kitchen with everything you need to cook a meal should you not feel like eating out.

Bear in mind, this is not a luxury hotel so don't be surprised with hiccups.

Great views, room was not good toilet didn’t flush, smoke detector went off all night kept everyone up I was with no thrilled with this place want my money back

Understaffed. Late check in, no cups for water, and the poor girl at the front desk is stressed and trying her best. Mgmt is prob cheap as heck.

This place is beautiful. Absolutely love the location. Staff is friendly and accommodating. We enjoyed it and hope to be back with our kids. Very family friendly

No hospitality to speak of. No coffee in the lobby for 2 days. No water in the water cooler. No pool towels available at 11am on a Saturday. Broken pool chairs. Parking was difficult after 9pm. Couldn’t figure out how to turn on living room lights but no one was at the front desk to ask for help any time we went there.

Cottage was comfortable. View is amazing and location is perfect. You’re paying for those, and for nothing else.

The location is great, if you’d like to stay a bit further from town. Views are beautiful. Restaurants/ice cream shop walking distance from hotel or a short drive away. Nice location for kids to swim, but to get to the “private beach” you have to walk down sketchy, shakey, steep stairs that are unstable and half made from rocks and broken wood. Lugging a cooler and beach supplies was not easy with children. Wifi was absolutely terrible anywhere you went. Had to wait to be checked in at 4 because room was not ready. There was still a lot of sand on floor when we entered. Pool was great, open until around 8pm. TV remote did not work, either running out of batteries or half broken. Our 1 br suite was nice and comfortable but kitchen was only supplied with pots and pans, so be prepared. Much of the time no one is at the front desk for questions or if you need something. There is a number to call but no one answered.

Great view, but my remote didn't work, couldn't watch TV, was told I would get a new remote but unfortunately that didn't happen, all in all great place. Will be back

The photos are def misleading. We went for a wedding at the end of October and a bunch of the wedding guests stayed at this hotel. All the rooms are extremely different from each other. One room
Had no closet, one room had the worlds smallest shower and one room was wonderful. The main desk clerk was on her phone almost the entire time we were there for 3 days. The view was by far the best part. We however had a blast but won’t be returning. #sunshinereviews

I paid 800 dollars for a night of stay, it was the worst hotel for this money, old, dirty with an unpleasant smell, dirty and smelly dishes in the dishwasher in a terrible state everything. I don’t understand how this hotel has 5 stars, a maximum of 2 stars and this is only for the view from the window that was beautiful.everything else is just cheap. Will not return and do not recommend!

The hotel is not worried about customer satisfaction. I reserved a room three months ago. I always request my favorite room. I called two days ago to verify I was booked in that room. When I got here, I was placed in a smaller room instead. My family is extremely dissatisfied!

Expensive rooms but great place. However dont get stuck in room H. It"s a postage stamp size room.

Booked 2 nights stay, slightly over $400 per night with fees & taxes. We were extremely disappointed with the room we were assigned to the first night, given the price we paid. Room was almost the size of the queen bed, paper thin wall (heard next door talking, tv, and they were not even loud!) no desk/work area & internet was unstable, tv screen was cheap looking etc. It was equivalent of renting a tiny room from someone’s house!

We complained to the manager, and fortunately he was nice to upgrade us to a 2 bedroom with a good size living room & a nice deck.we appreciate the upgrade, however, I believe the hotel should know better, without having the guests complaining - $400 per night, no view, paper thin wall and bed size room? …is simply unacceptable.

Beautiful condos by the sea. Only complaint is that they downgraded us to a less desirable unit basically because we didn't get early enough. They even had to give us some money back.

It’s good BUT… it could be great!
This place has it all, pool, beach access, and an amazing sand terrace over looking the Long Island sound and glorious sunsets… but it has poor management and lazy housekeeping!
For the price we paid this place should be top notch… but everything is left untidy and poorly kept; the pathways were never swept the whole week; the pool deck never cleaned; weeds growing in the sand terrace; pool umbrellas didn’t work or torn and old. Our house had loads of things broken or damaged, also it was not cleaned in 4 days, despite asking twice and seeing the cleaners around chatting or on their phones, not sure exactly what they do as there was plenty to clean. We loved our stay, but little things just kept falling short of minimal expectations. All it needs is a good manager with attention to detail and can put manners on the staff.

My sister and I traveled here from Minnesota with no real knowledge if the area. This place is amazing! The beach is beautiful and clean. The outdoor pool was a major bonus and we met so many delightful people. The atmosphere was fun. Our room was very nice and clean.

Great location. Quiet - not on the main drag. Watch the sunset from the balcony. Relax to the sound of waves crashing. Pool, charcoal grills, outdoor tables. Room had a kitchenette although we only used the refrigerator. Walk to Gosmans. Walk to private beach entrance next door. Will go back. Next time I'll stock up on more drinks and snacks so I don't have to leave.

Good location.rooms can use an upgrade but the check in process and staff communications is very solid.

Don't fall for pictures on the website. You are going to be very disappointed. Check the unit for yourself before you book it.

The rooms are dated but the sunset from the balconies facing the water are gorgeous. Staff is friendly.

Clean and lovely accommodations. Great for our last minute trip to Montauk. I will certainly be back.
